Thanks Loren. This house is occupied at the moment. I will not be able to get in there until next week. I will let you know how it turns out.
Thanks again.UtaatuParticipantLoren when you removed the hair dye with the wood stain remover, did you cover the stain with plastic like removing wood stain or did you use heat from an iron like mustard stain removal?
Thanks.UtaatuParticipantHey guys. Thanks for your help. We did a normal clean with a watered down solution. Then we applied an acid rinse & buffed once more. Carpet turned out great! She was Thrilled.
Thanks again!UtaatuParticipantHi Dave & Gordon. Thank you so much for your response. I will let you know how it goes.
Thanks again.
Marc.UtaatuParticipantYou Guys bring up excellent points. But I don’t see how I can run multiple vans. Now, Im close to 3 weeks out. If I had another van, employee & everything that goes along I’m not sure if my mental state could handle that. I think my biggest concern is that if I have to constantly remind my employees of this & that what would they do if I wasn’t over their shoulder. I try not to micro manage but I strive for perfection. Thats why I’m 3 weeks out. Over the years I’ve built up a fairly large cliental & they know its best to call ahead. Before I run another van I need to get out of the first one. For me thats a huge jump!
UtaatuParticipantExcellent point Dave. I always charge more when they have animals. I call it the animal hair removal charge. Because I usually have to vacuum after I buff. When possible I like to show the customer what their vacuum & or the last steam cleaner didn’t get. All the hair balls sitting on top of the carpet. That confirms what I explained to them in the beginning when they ask “What is this animal hair removal charge?”
UtaatuParticipantI returned to the glycol stain to re treat. It wasn’t as bad as it thought it would be. I was able to remove most of it the first time. what was left was some residue on top. I tried to extract & didn’t get much.I sprayed FAE raked it in let sit for a little bit sprayed 101 then I hit it with the dirt napper then a towel. After that I sprayed a fine mist of dry solvent. I then sprayed 101 again & went over it with a pad & a towel. The entire time being very careful not to over saturate. I think I got it this time. I hope this helps if any body ever comes across a glycol stain. If you do take the job be sure to charge accordingly. It is time consuming & most likely will require multiple treatments.
UtaatuParticipantI have not raised my prices yet. I feel that there is too much competition to do so. Also I feel that if my customers have been using me for so long that they deserve a price break. I will give them the price of the cleaning & say this is last years price thank you for your business. They all seem to like that. I also know that when I leave a customers house that their carpet is clean. I want the customer to feel like they got the best cleaning at the best price. I am very happy with my business and repeat customers, and am very fortunate to be busy in these tough economical times. This is working for me, when the times get a little better, then I’ll be raising my prices right along with it.
UtaatuParticipantThanks for your help guys. You bring up some good points.
UtaatuParticipantHi Bryan, Thank you for your reply. Can I ask you some more questions? Do you average his hours for the entire year? So in the busy time he gets paid the same for the slow time? And have you ever hired any one for seasonal help? I’m thinking if they are seasonal help they can’t collect unemployment when the season is over. Thank You
UtaatuParticipantHi Cody,
Thanks for the quick response & the great ideas.UtaatuParticipantI like the micro fiber pads. I use them on all types carpet. I did a test. Used a fiber pad & a woven turf pad side by side then followed up with a towel. The side with the micro fiber came up cleaner on the towel. They also seem to last longer. The fibers on the cotton pads start breaking down after only a couple of uses. They are smaller so you can fit more in the washer & they don’t take as long to dry,so if you use the laundry mat that’s less money & time.
UtaatuParticipantHey Lew, Thanks for your input. I just realized I met you in October. I’m the operator who was passing by on my way to Joshua Tree NP saw your sign & knocked on your door. It was nice talking to you & Sean. Also Thank You for your directions & your info on the park.
UtaatuParticipantLew, $295.00 a month? What is your ROI? I was paying around $900.00 a year for the six books & have always at least broke even. & the jobs i did get from the books i could have passed on. Dirty,Dirty,Dirty.
UtaatuParticipantHey Gordon
To answer your questions. I’m still in 3 books & I Seldom get calls from any of them & when i do it ‘s usually some body price shopping looking for the cheapest price. I have not lost any business from dropping the 3 that i did. Thanks for your input. -
