I have never experienced mold like substance in any of are spotters. I have seen some dark almost black spots in the spotter bottle that had sat for along time. In investigating further, I learned it was the additional drop of deoderizer I had added to the spotter bottle that had seperated. (In this case just mix aggressively and your done.) At no other time have I experienced anything unuasual.

ParticipantGreg, In answer to your question, I charged .09 cents a sq for a church ($400 for 8-15min of work!). 12 cents for a special and .14 a sq regular price. My employee received an additional 25% for protector, rakes, and spotters. Smiles no extra charge!
If you start out with a smaller amount you can always go up, but it is very hard to go down on commissions. The most important equation is the education of the right amount to apply. One of my operators went down to the local store that sells the most tile and told them that they do the work. They have had a least three referrals from them in the last five months.

ParticipantLaura in most cases I agree, mainly when dealing with reasonable people. This person I inherited when I purchased the State. He is not sain. He has threatened to sue me for stupid stuff like his loan for being behind in franchise fee payments. Stating 10% means 10% of what the origanal loan is, no matter how many years the loan is and whether or not the payments were paid on the due month. After eighteen months of grief and four letters of non complience, then saying “Cody was going to pull the plug” was all I could do. By the way, I wanted him out along time ago. I tried to work with him, sent him needed supplies, hours of education on the phone, etc. I not only wanted the plug pulled I wanted the plug thrown to the dogs. In this area, anyone there, is better then this guy. He only thinks I’m picking on him. He’s a dweebe, what can I say. He does now send his $240 a month, does his monthly report (about $1500 a month), and hasn’t updated to the new logo’s. Time will evenually run out on him or he will sell. I’m just not sure what he has to sell at this point. His best and first year was $30k and has gone down every year except two. Both Cody and I have chosen to ride this one out.

ParticipantI also have had some concerns with a few of my operators. It has helped when I explain why the reports are needed. I have told an operator, “If you don’t get caught up, Cody will pull your franchise. This is completely out of my hands. Right now, you are the one that can stop the violation letter from coming. I of couse cleared this with Cody. The very next day they were all done. (Three months behind and had been a continued problem). I again explained why they were important and explained it was” important enough to the corporate office to make it a contract violation when this is not done on time.” This may have been an extreme example both from the way I handled it and the way the operator was handling it as well. He has never reported later than the 7th since and most of the time it has been on time.

ParticipantOne way to tell is to keep some new pads, and occassionally use one of them with the others pads. If it does better then the older ones it’s time to donate the old ones to the animal shelter. If there is some difference, but not bad, you may what to buy new ones and use the older ones for the property management and restuarant jobs. Keeping the best pads for the best jobs!

At Heaven’s Best were not the cheepest, Just the Best at a fair price!
Of course these can be altered to fit your situation.

ParticipantJeff, the 24 hr thing went with the old pet enzymes. The new pet enzyme works much, much faster!

ParticipantI don’t know if I have the newest one of not.
Instead of the hand pump I use the pump using the cigarette lighter. I like it better.
Others have installed a compresser or use a tank. Pump the tank up in the morming and your good for the day. Tank is about 2 1/2′ X 18″ X 18″. -
