Hey Mike, I use the fae on everything. It works great with pet enzymes.Caution you dont need much & dont mix a too strong of a solution. I like to use it as a pre spray on traffic areas & stains rake in let dwell for a few minutes then clean as normal. Hope this helps.

JM, For high traffic areas I rake first vacuum then apply FAE rake the FAE in then let dwell, apply regular cleaning solution, buff with napper then buff with pad then maybe spray a fine mist of juiced up solution then finish up with a towel. If need be I might go over it a couple times with a fresh towel. This seems like a lot of work but the results will make it worth while. Good Luck.

Dave, Ive come across that. Fortunately it is in a condo that I take care of for the owner who lives out of state. Ive tried everything you named and then some, I thought I had it licked, its almost been a year. Last month I noticed they are showing up again. I find that HWE with 101, then use vinegar/water mixture 1 to 1 let dwell, extract, then I buff out with the stair buffer using a finishing towel. I think that it just takes a lot of patience & going back. Every time you hit it, it will take longer to return. Last week I also had a regular customer call me back for the same problem they were very light and hardly noticeable. I did a fine mist of FAE then treated with a fine mist of heavy duty 101, buffed with the finishing towel on the stair buffer. I followed up with her & she said it looks great. Im keeping my fingers crossed that took care of it.

Regards to the posts on charging extra for pet accidents. When I tell the customer it it will be extra & then also tell them that the only 100% way to get rid of it is to replace. They say then why are you charging me extra? I have done my share of urine stains ive tried every thing everybody suggests and then some I cant see charging extra for somthing that does not work. Any help?
