    Agree!

Over the phone I give an estimate “…based upon the measurements you’ve given me, however when I arrive to do the work, I can give you an exact Quote”. It seems to work for me. Primarly when I’m already busy.

    Good stuff guys.

Best operators (owners) (in no real order)…

Iowa Is Bryan and Vicki Ferris with Brian Sutton in a close second. They are serious about their business and treat it like one. Bryan was a referal from a good operator in Iowa. Brian was a referal from Bryan as well as Don Rudnick was also a referal from an Iowa operator.

New Mexico is Doug Larsen. He is continuely increasing his business. He also is a hard worker that concentrates on exceeding the customers expections. Doug was not a referal. He came from an ad that I placed. He had worked for chem dry for about two or three years when he wasn’t coaching basketball. He liked what he heard about heavens best and went for it.

Oklahoma is a tough one. Eric Davies is having someone else run the buz and do all the work but he just quit. The area was doing about $110k annually. He is a referal from Ca.

Oregon is Jeremy Child. Again numbers are increasing all the time. (Very simular to Brian Sutton) Real stong focus on image and presentation. (first impressions and living up to it.) He is also a referal. He, by the way is working hard to live up to the family name and reputation.

    I hope this helps!

Will there be things to move, if so will they move them out or will you have to?
Will they have protector applied or not?

Yesterday I cleaned a Church, my 16 yr old son did the pre vacuuming and I cleaned. 3,595 sf $360. plus $64. for protector applied only by the kitchen area. Three hours and fifteen minites. DONE (They removed almost everything.)
I charged ten cents a sq ft. for cleaning and also ten cents a sq ft. for protector, $100. an hour.
I do clean this Church twice a year.

    I hope this helps.

As I met with some of the operators in Oregon I first identified things that they were doing well and complimented them on it.
Second I asked what they wanted from the business. (I feel this worked best face to face. It takes thought and from time to time it changes.)

From reviewing some areas they have weeknesses in, I then gently pointed them out to them so they could improve the weeknesses in those areas to help them with WHAT THEY WANTED OUT OF THEIR BUSINESS.

I next brought up the national seminar and how they could learn from it as well as the chance to win some great things. I then asked what I could do to help them better enjoy their time there. The responses were good and primarily geared towards paying the motel bill. (not as much cash flow in Jan. or Feb.) I agreed to pay the motel if they met their goals.

Different areas different goals same objective.

It was fairly expensive but I feel in the long run it will pay off.
It seems that people don’t care how much you know until they know how much you care.

It would be enjoyable to sell my cleaning area and be a full time state owner.

Jeremy, EXPO KING! Where are you? He does an excellent job with far about average returns. He knows what to do, and how to do it.

Okay so I deserved all that, however there is something about the shirt that people are really drawn to. Could it be the new and improved logo? Or the way I part my hair in the middle?

Well, It happened again, this time I was in Salem,OR. I was at the mall waiting in line to order chineese. She asked “what can I get you” to the two people ahead of me. When it was my turn to order she said “mister heaven’s best, what can I get you?” It kind of took me by suprise but I managed to order. When I went to pay she said she liked the shirt and again referred to me as Mr. heaven’s best. (Blue short sleeve) If your single, you don’t need to work out, just buy a shirt!

I agree with the suggestions listed above.
As I am touring and visting with my operators, I ask what incentives I might offer them to get them there to the first ever national seminair. After thinking of it a while the first two said “to pay the motel”, because the first part of Feburary is a financial tough time. I did as Cody recommended and gave them a goal in an area they needed to improve on. I think they both will obtain there goal.

Those in the midwest and east coast will probably want airfare.
Are we to incourage the operators to drive their vans?
I would be glad to just have them there in uniform.

    What is anyone else doing?

Don’t get freski and call the mounties!

I try to get some balance in my life. I run an area carpet cleaning business. You may have heard of it, Heaven’s Best? I have a few States with 27 operators. I am in the procees of closing out my dad’s auto dealership, and attempting to manage my parents house and apartment rentals. I am very blessed to have had only one marriage and five wonderful kids who also need some of my time.

I don’t know all my options for incentives. In an earlier post I asked for input.

As far as how I got operators in the business…

    1. Mapped out all realistic area’s in the state.

    2. Called information and ask for the chamber of commerce phone #, ask them for the name and # of the leading news paper in their area. Filled all of them in a small rolodex.

    3. Got on yellow pages on the net and concidered how many compititors each area had and even how many of them had national names. Compiled total population and carpet cleaners to compare averages, all to a page or so (for each state)

(I have been acussed of being to religious for some, so if you think so don’t read #4)

    4. I prayed to know where to place the ad’s, and prayed for the success of existing owners.

    5. Acted

You don’t get paid to do home work but if you do your home work you get better results.

My main goals for this year have not to increase the amount of owners but instead to increase the quality of each owner. About a third of the CONCERNING area’s have done much better. The remaining two thirds are of a big concern. I leave tomarrow to tour some of the Oregon concerns. I will be gone a week. I will be saddened to have to write some letters of non complience, but I’ve done some before.

I do look forward to Vegas in the late Jan.
There isn’t a better time to be involved with Heaven’s Best. I’m very grateful to be apart of it.

    Rich,
    good post.

    Bryan I agree!
Except 4 to 5 big shots of O.D. (orange deodorizer), of course depending on size of area.

It’s been a while since someone posted here. I was reminded yesterday about how much gas truck mount steamers use when they clean carpets. I had an appt. and the person across the street used a steamer. It was running loud and all I could think of is all the gas I used when I used to own one years ago. Using the customers electricity is much, much cheaper way to go.

So… how adout to price of bottled water?

    Bryan,
My price has always for 10 out of the last 15 years has been .12 a SF. Before that was .10.

It seems that most that charge by the room, use 1/2 the cost of cleaning. Most that charge by SF charge 10, 12, 14, or 15 cents a SF.

If you don’t measure it’s easier to just charge half the price. If you already have the SF it’s easier charge by the SF.(square foot) It’s what your comfy with.

    Bryan,
How are things looking for a sale with your situation. Does it still look good?

Ammon, did your operator get his 5k or close in June?
