I am a big fan of realtors. I have developed a nice group of realtors I work with. Of the realtors I deal with, the ones that send me the most business (and are the busiest?), I see them advertising on http://www.zillow.com. If you are wanting to find more realtors to advertise to, this site is a place to look to get names. If you aren’t familiar with the site, zillow shows most all homes and their value based on comparable home sales in the area, amenities, etc, and also shows what homes are currently for sale and what homes have sold recently and for how much. This site allows realtors to advertise their services and people can rate them. I would recommend visiting this site and plugging in some zip codes in your area and seeing what realtors pop up for advertising. Also, if you click on a home for sale, it usually shows the listing agent. Pull up some homes for sale in high end neighborhoods and see what agents are listing them and maybe consider targeting them as well, especially if you see the same agent multiple times. Realtor.com is another site to try for this as it seems to be more up to date with it’s for sale listings, but I don’t think it allows as much advertising. Just my 2 cents.

This is a great idea, my only problem is I get a bit hung up on what exactly to say to realtors when calling. I try my hardest to not sound like I am begging for work or just another telemarketer but its hard to find that medium ground. What do you usually say when trying to establish a relationship with a realtor when making the coldest of all calls? Thanks ahead of time.

If you don’t like the cold call approach do a search for real agent CEU training in your area. Most all states if not all require real estate agents to earn a number of continuing education units each year in order to keep their license. Stop by and talk with whoever is teaching the class and offer to bring in some snacks. Setup a little display with your business cards and some brochures next to your snack tray, it is a really low key way to introduce yourself. If you want to be more aggressive you could offer a referral fee to not only the agents but the instructor. If you find the right instructor he may be willing to promote you at every class without you even coming to classes in exchange for a referral fee.

Think of how many agents you could get in front of if you have a dozen or so instructors presenting your offer to hundreds of real estate agents every month…
