    Hello. I seem to do a lot of stain removal attempts for Magiseal / Zucora and Guardsmen. (Insurance companies) Does anyone else do a lot of these and do you have much luck? Most of them are urine. They are often after the client has already applied a cleaner that the company send them called oxi clean. I find they almost never come out. I use pet enzyme and let it sit for up to 10 minutes and usually also hit it with a strong pro spotter with orange deodorizer as well. I just thought maybe someone else has found a formula that works well specifically on mattresses and has had success. Thanks!

    I had a couple of jobs from Guardsmen Ins. comp. and couple of jobs from customers called me regarding mattress cleaning.
    Based on my experience, we will never be able remove the stain from mattress 100% (correct me if I’m wrong) and I always tell customers, yes I can clean it but not 100%, maybe 60% – 70%.
    The way how I clean is, I use plain hot water first, let it sit for a minute and extract. Than mix stronger 101, Cit.Boost and OD, let it sit for few minutes and extract, if so I’ll repeat it again. I can see that I’m extracting a lot, but still not enough. At the and I use a fan for about 15 minutes to dry it and that’s it. Yeah it does look better, but it’s not 100% gone.
    Usually it take me an hour and half to clean queen size and I charge $120.00 – $140.00, for a kings size about 2 hours and I charge $150.00 – $170.00.

    I stopped doing mattresses with Guardsman a couple of years ago. The success rate was less than desired and as a result diminished the number of work orders I would receive from Guardsman.
