Great stuff. It really looks like a great plan of attack. I have not been able to get any apartments here due to they already use a carpet cleaner that does their work for really cheap.How do you get them to buy in this if they already have someone they can call to do the job cheaper? Do you think it is the fact that you are going to them with the understanding of their concerns of retention rates along with the overall professionalism that you present things with?
I would like to try to tackle some of the property managers here, but would like to have a better understanding of why they would be willing to shift gears from just using their carpet cleaners and save a few bucks vs. bring us on board.
In your experience, what do you see as being the big difference maker in why they have let you in? I am just trying to get as much info as possible before I tackle this here.

Danbo 8)HB2003ParticipantWe are not that bad, but we do have about 5 different ones. I agree with the Bellsouth book, it is not worth the money. A lot of areas are getting watered down with them. We have the Yellow Book coming in 08. Anyone use that one with any success?

I think while you are getting started and have some time on your hands, network, network, network. The Chamber, BNI type groups, etc…
The Chamber has been pretty big for me especially in my first few months when I knew almost nobody in the community. I found that most carpet cleaners don’t get involved with the Chamber and that I was able to get my name out to several folks within the community without much competition to worry about. And, the more active you are attending the functions, the more business you will get….
Just remember, the key to networking is to stay active and build relationships. The business will come…

Do you use the green striped pads with your napper as well? And, do you use the regular drive plate with pads after you use the napper?
I haven’t used the napper that often. I guess I thought that it would be too aggressive. I may start trying this.

HB2003ParticipantI price by sq ft, but still have to translate to a “per room” cost for most folks in my area. For some reason the sq ft pricing confuses people here. So, when I run a special, I put a price point (i.e. 3 rm for $89) but I also add in “up to 200 sq ft max per area.” I get better responses that way as to advertising a sq ft price.
When someone wants a price quote on the phone, I explain that my rates are typically x amount per sq ft and try to give them a rough price point number based on the info they give me over the phone. I also let them know that I will measure everything out and let them know up front what the exact price is prior to the actual cleaning.
For the most part, this has worked pretty well for me.
The funny thing is that even though my add may say 3 rm for $89, in most cases I actually end up making more with that special than I would if I were to clean according to the exact measurements. This is because most of the rooms do not reach my “200 sq ft max area limit.” It seems crazy, but the folks around here respond to the price point and not the sq ft ads, even though the sq ft ads are a better bargain for the customer…Go figure… ❓

It was great meeting you. You explained your pay plan to some of us at the seminar and I really like the way you have it set up. It covers production, quality, and timeliness. I beleive Barry L. mentioned that system as well during his time on stage.
Once I get to the point of hiring on employees, I think I will use this system or a derivative of it. Thanks a ton…
