Has anyone lost a commercial job because they didn’t carry workman’s comp? I am a one-man operation and the property manager I am working with asked me if I had workman’s comp insurance. Since it’s only me I do not carry WC however if it’s going to be an issue I may have to purchase some…

We had one account that had us write a letter on our letterhead stating the fact that all employees were ownership and this was why we didnt’ carry it. You could try this and see if it appeases them if they are raising a stink. Workers comp costs a lot of money, so if you are a one man show, I probably wouldn’t have it. Others may disagree. Just my 2 cents.
February 15, 2011 at 4:22 pm #154819AnonymousGuestI have found many of your larger property management companies require worker’s comp regardless. I agree the coverage is expensive especially out here in California.

I’ve been doing this for 9 years and my parents for 13 years before that. There as never been anything close to WC. Nor a hospital visits nor getting hurt while working resulting in not being able to work. But by law at least in CO you have to have it if you have employees.

February 20, 2011 at 3:16 am #154822ON02ParticipantI had the same situation with an apartment complex that I do a lot for work for. But I was able to contact the state and get a paper with my business name on it. Saying that i have less than 3 employees and workmans comp is not required.

September 15, 2011 at 4:25 am #154824AnonymousInactiveI just had an apartment complex tell me I had to have workman’s comp. I explained to them that I don’t need it. She told me her boss required it no exceptions. I called my insurance agent and he made a dummy policy (for free) just for that complex. I would suggest trying that with your agent or maybe paying for a policy that just covers you in that building.

If you want to get any Property Management work, you are going to have to have workers comp. Give me a shout and I’ll fill you in
