July 31, 2006 at 2:22 am #147242AnonymousInactiveI include protector w/ price. If they don’t want protector, I don’t want the job. 1BR $85, 2BR $110, 3BR $135. This is for units that are approx 400sqft, 550 sqft, 700 sqft respectively.

July 31, 2006 at 3:18 am #147244AnonymousInactiveIn my area, I get $70 for 1BR and $90 for 2BR. I don’t see many 3 BR so I’ll usually go to a square foot charge @ .22/sq. ft.. These prices are for cleaning only. I will sometimes charge extra for extreme soil, wax and red dye stains. Apartments are steady work and a good part of the foundation of your commercial work. I have always promised to meet any deadline they have. Sometimes that means later days, but it has helped foster their loyalty. good luck.
July 31, 2006 at 3:22 am #147245AnonymousInactiveMy prices are similar to Ferris’, extraodinary soiled carpets and all stain removal is extra based on amount and size. I’m priced this way because the managers want everything broken out separate when invoiced.
July 31, 2006 at 7:16 pm #147246AnonymousInactiveI forgot to mention that I inform my clients that “up” charges are rare when protector is used. I let them know that it is cheaper for them in the long run to use protector. It helps me in the future as well.

I clean for three retirement homes at 45.00 per room.each room is about 210sq ft. pets I can charge accordingly.I also clean there halls and dining room.at 24 sq.ft..

To price anywhere near what you’d charge residentially means that you won’t get the business. Your competing with the “cheap” cleaners most of the time. It’s ok in these type of situations to upcharge for additional work. However, you still shouldn’t charge anywhere near residential upcharge rates. I would suggest a minimum commercial charge of $60 for a studio or 1 BR, $65 for a 2BR and $75 for 3 BR. Obviously, these are for basic apartments without stairs. At these rates you can still bill $80 to $100 per hour.
