Does anyone feel like they can guarantee to completely get out pet odors. Assuming they don’t have any pets. I know you would have to remove pad and treat sub floor in many cases if you were to do this. I almost believe I can and have had to do this a number of times with great results. All though I would like to have some more experience doing these steps. They would have to do everything that I suggested to do. I would have to black light to find out where they are and then still have to use the good old sniffer. Your input means greatly to me and I will have a written guarantee depending on the response. I agree with Ron. I’ll add some comments to consider as I have given this issue some thought.What would be necessary to prove you were successful? Who do you ask if the odor is gone? The customer? The pet? Obviously you can’t ask the pet, so would the pet’s subsequent behaviour prove if the odor is gone? Considering that something caused the pet to forget/ignore its training the first time, how can you gurantee the pet won’t mess up again? Was there any odor that caused the pet to mess up the first time? How could you know because the customer will likely make every excuse for little Fluffy. If the pet pees/poops again, does that prove you were unsuccessful?
I usually guarantee my work and my cards state that I have a 100% money back satisfaction guaranteed policy. However, I always tell them that my policy does not apply to pet issues due to what I stated above.
I advise them of the challenge they face to absolutely remove all odor and leave it up to them. However, I will not guarantee a pet’s behaviour and it frequently feels like the customer is looking for that because they want to believe there was some reason (like the odor) that caused Fluffy to pee/poop the first time.
Having said everything I just said, I would charge an arm and leg if I did provide the guarantee – probably so much that they would decline my service anyway.
Please let us know what you decide.

I’m in agreement – there is no way – short of removing the foundation, floor, and probably 3 feet of dirt underneath, that all traces of odor can be removed. Let’s face it – pets smell traces which we can never duplicate with any machine!!
January 17, 2008 at 4:17 am #151285AnonymousInactiveI believe Matt was assuming that the customer no longer has a pet in the house. The customer may have just bought a pee-infested house or thier pet died and didn’t replace it.
Even if no other pets were in the home, I would not promise that I could eliminate the odor completely in every house. If it were 1 or 2 spots, I would say yes but I have nearly killed myself trying to be the hero and ended up losing hundreds of dollars. The more pee, the smaller the promise.January 18, 2008 at 4:51 am #151286NJ05ParticipantI did a job tuesday for a customer of mine and really wanted to leave and would have if it were’nt out in the sticks and it has been very slow. I informed them that I could not do anything about the odor or whicking because the urine was everywhere. Lets face it without real extraction capability you can’t really do justice with urine..sometimes it is better to use a .38

January 19, 2008 at 2:02 am #151288HBPuyallupParticipantThis isn’t a one stop job. It will take several stops and I would not do the job in the sticks unless they wanted to pay for each trip. Yes the pet would have to no longer be there. There is no way I would guarantee that. I am really trying to do and advertise things that make us different and I haven’t found anybody that guarantee the odor removal. I have work on a number of pet odors as we all have. I really feel that I guarantee this it will be expensive and it will be worth my while and won’t give know how much to charge exactly until I’m done. I don’t know if I can get 100% of it out but I feel confident that I can get the smell out to where us as humans can’t smell it. I am wiling to find out. Thanks for the feed back.
January 19, 2008 at 3:51 am #151289AnonymousInactiveBrian made some good points. My previous post did not address if the pet is gone. I believe we could guarantee odor removal under some circumstances, on a case by case basis. The price would not be standard and would to depend on each situation.
Some fine print might be required though.

There are too many intangibles in odor removal. To me that kind of guarantee is a gimmick. Just guarantee your customers the best job you can do and treat them as you yourself would want to be treated.

January 30, 2008 at 10:07 pm #151293HBPuyallupParticipantThe pet odor guarantee states this: “Our Promise to you is plain and simple. We will permanently remove pet odor from your home GUARANTEED! If you no longer have a pet in you home and follow our simple procedures, if the smell comes back then so do we!” I might be getting a go tester starting on Monday. The carpet is a year old all the same color and the condition is good but the smell is bad. It will take about a week and I have to pull up the carpet in two areas. I have told the owner it will be about $1000- $1500 depending on how many time I have treat the carpet. He didn’t even ask about any guarantee Each visit won’t take too long. Just needs time to dry after each step. I will report back when I’m done.

I’m glad to see you are not affraid to charge a profitable price. Here is a list of the cost if things I am keep track of everything that I do on this job. These prices are also coming from memory
3 bottles of pet enzyme $90
clean 3 bedrooms and living room with orange deo. $ 10
2 bottles of fresh scent $30
1 gallon of kilz $14
new pad $130
2.5 hours of two employees $55 total. I am thinking it will be about $1500. I’ll give one last update on or after Friday the 8th -
