I have been working on a lease renewal program for a while now and I think I finaly have it all worked out. This is something that could effect a lot of opperators throughout the nation. It is in no way something that you have to partisipate in if contacted. This is how it works. I have designeda packet to give to all of the appartments in my area. Actually I my self like to deal directly to the management companys first before I talk to the on site managers. I created what I named the Heavens Best Lease Renewal Program. This is a great way to get your foot in the door if you are looking into expanding to commercial work.
The HBLr for short works like this. Most appartments offer some kind of consesion if an exsisting tenant signs a new leases. It can be anything from a carpet clean to new cieling fans or even free rent. I designed a way so that I can go to the apartment company and show them that my program can save them thousands of dollars in lost revenue as well as extend the life of the carpet. We charge them for our standard carpet clean for apartments. We then leave a new HB small spotter bottle with our label on the bottle on the counter with a thank you card as well as my own comment card I created. The resident turns in the card to the office and we pick them up when ever we are out next. We will have a drawing once a month and the winning comment card will recieve a gift. Usually movie passes or something around $25.
I am working with corperate on getting all of my info to everyone who might be interested. So far I have met with two VP of companys this week and they are on board. The only problem is they want to know if the appartments that they manage in other cities and states can be signed up as well.
I know that my goal is 12 a day by this time next year. that is $720 a day and near $200,000 a year in extra work. My cost is just paper products a $25 gift a month and about 3300 small spotter bottles that have my phone number on them. A LR should only take 20-30 min and I am giving a discount for multiple jobs in the same day/time. One employee can due 8 a day no problem. Remeber they are just duing a standard no thrills clean. Of course we are interested in picking up additional commercial work. I dont understand how you pitch this though? Most of the property managers/on site managers that we have talked to have not even been willing to give us more than 5 minutes of their time. They all have a cleaner they are working with, so we ask to be their second. I would love to add those figures that you mentioned to my income though.

As long as you come prepared. The packets that I put together are in the HB folders that I bought from corperate. It looks very impressive with everything put together. I always wear a HB long sleave white shirt, tan slacks, and black shoes. Dressing the part is very important. I explain that this has nothing to do with there relationship they have with there carpet cleaner. I admire the loyalty. What I am offering is that any time they need to have a direct contact between the carpet guy and the tenant I can offer more.

—Free Spotter Bottle ProvidedThese are some of the things that seperate us from the rest. I wont try to pick up the account in the beggining, but when they start getting all the feedback(comment cards) I am sure they will be asking .
When it goes to picking up new construction stop at the Job sites and talk to the gm or whoever is dressed the nicest. Introduce yourself and leave a large spotter as a free demo. All Spotters should have your company sticker on them. It took me 7 years to have the stickers made and I am sick when I think of all the money that was lost.

March 17, 2007 at 9:39 am #149207Ca22ParticipantToday I talked with two management companys. One had two complexes, and one has eight. The first one with two had never heard of Heavens Best before. I pitched them the lease renewal program and they were very impressed. They have never offered lease renewals to there residents before, but after explaining the benifits of retaining the residents, and extending the life of the carpets they were sold. They want us to start cleaning all of the apartments vacant and lease renewals from now on starting next week. The second company we have been working for for the last five years. They never before thought of offering lease renewals to there residents. After spending five minutes talking with the reginal manager they asked how do we sign up.
All of the samples of the program will be available soon online. I hope by early next week. I will try to get some actual photos of the packet to show how I put them together also online.

Great job…
One of my best and largest customers manages group homes for mentally and physically challenged individuals. Each must have their carpet cleaned annually, except those who are in the semi-independent living quarters and they are treated as rentals. These are not well kept as they are almost not regulated. Several years ago I put the bug into the ear of the manager to place a clause in their renewal contract that carpeting must be cleaned by an approved carpet cleaner.
He ran it up to the legal folks and Voila! They have it in their contract now and it is saving them money when the folks leave and being left with carpeting that can be cleaned for the next person.
For those wishing to go after any of this business, you might look for group homes and those managing them, usually a non-profit, but good pay and great ministry as well.

March 27, 2007 at 5:55 am #149212Ca22ParticipantToday we are getting ready for a Realator trade show. This came from the Leases renewal program that I set up. I was asked to participate in a realator trade show. My cost is only $150. I get two hours with 150 realators from Keller Williams and lunch. I decided to do the same thing for the realators as far as spotter bottles and thank you cards. I have done a lot of changes as far as my approch to Heavens Best since Las Vegas. We now never ever leave a job with out leaving a spotter bottle. If the job is under $120 we leave a small spotter. If over we are leaving a large spotter. Word is traveling fast and we are becoming the premier carpet cleaners in a very large market.
As far as the Apartments I have a list of every management company in the area. We are making appointments with each one to introduce the Program. With any luck I will be in over a 100 appartments by July if not more. I have faith in our process And our compay.
