things have really slowed down around my area seems like all the snowbirds are going back up north, and i been trying to land apartment contacts to try and keep busy seems like all they really care about is getting there name on my insurance. Funny i couldnt even give a demo to 1 apartment complex unless this was done also im running a newspaper ad that dont even pay for itself on a monthly term i know my price is not out of line any thoughts on how to make things happen love to hear it? Thank you all!

“price out of line”, maybe not enough?2. When you approach the property management Company’s, What’s your approach like?
It needs to be prepared and polished. Plan on leaving more than your business card.
Build a book of 1.”letters of recommendations”, 2.”evaluation cards” mostly those of people well known in the community and writing in the comment section, and 3, “before and after pitchures”. (Note: all one book)Leave with them the Heaven’s Best folder. In it, have the insurance info, intro to Heaven’s Best, copies of leter of recommendations from those in there field (or competitors), MSDS sheets (for basic items used), many other things could go in it.
Leave the mug with mints, pins, and a few business cards.
Then ask to do a demo.
Prepare to do a prepentation done just for just them. It will show you cared about them. That you are the answer to their problems. Not just there to get a check.
How much do you really want their business? It will show in the amount of preparation you do.
When you get it for one it will be allot easier for the next. Learn from each.

April 4, 2007 at 11:39 pm #149436Tn02ParticipantBecause he is cheaper. I’m surprised their minimum is only $30, that’s lower than anything I have ever seen. They probably do a lot of bait and switch, or additional charges. What does your ad look like? Put in your ad “absolutely no hidden charges” or something to that effect.
April 5, 2007 at 7:06 am #149437Ca22ParticipantGary can you list all the cities that you are working in. I will try to find some info on the rental market for you. Appartments are very easy to pick up, but you have to have the right approach. The first thing I always suggest is look your best all the time. I always go in with a hb folder with all of my info included. Cover letter, price sheet, insurance, w9, I research the management company so I can talk on there terms. Ask how to be put on the venders list. Tell them that if they like the carpet cleaner that they are using you would like the opportunity to be a back up. I leave a large spotter bottle at every office so that they can try it out(always have your sticker with your phone number on all spotters). I explain that the spotter is the same cleaner that I use to clean their carpets. I know that as soon as they go home they are going to try it out. I follow up a few days later and if need be I then offer to do a test job. Kill them with customer service.
I started giving out spotters to everyone. I use it like a buisness card. I never leave any job without giving them a free spotter. If the job is less than $130 small more large. It is the cheapest form of advertising out there. I have cleaned four famous foot wear and each one has our spotter bottles in the back room now.
April 5, 2007 at 12:12 pm #149438paulbrr7Participanthi greg ok heres the areas i work in vero beach not alot there yet ,barefoot bay where most of my jobs have been but alot of the snowbirds are leaving the bay soon and sebastian where i live i run all of indian river county and barefoot bay u seem to have good ideas i know i need to learn much about being a biz man but i have the drive and love this kind of work im in this for the long haul .
April 28, 2007 at 4:30 am #149439pa22ParticipantI am convinced that Greg’s advise is sound. I make cold calls and ask to be a back-up. Give out a large spotter, give a small spotter to anyone who else I see. Follow-up in a few days, then in a few weeks, then every month on a continuous basis. It is a slow but productive process continually growing the business.
