I am going to be going out and soliciting some apartments next week, and im hoping I can get some help from some of you that have been doing this. Anything helps!!

When ask prices, ask what they are usually being charged. Ask if they have any open apt’s to see the measurements. (they maybe higher than what you would have charged) If they are lower, let them know that even if they are writing the check it comes out of the renters deposit. If the renters are the ones paying, doesn’t it make sense to get a higher quality job for a fair price? You could offer to clean a room free of charge to show what they have been missing. Let them know you can have the carpets DRY WITH IN AN HOUR! Soon if not already, you can do spot dyeing and minor carpet repairs! Leaving them mugs, pens, and mints really go over well with the ladies.
If you can’t be first on the list, ask to be called when for some reason their first on the list can’t come.
That’s good Gordon. I also tell them that they get the same work as I do in million dollar houses. No corners are cut. The other thing that helped me get in the door was a promise to meet any deadline within the day. This means, don’t hold me to an appointment time, but I will get it done the day you need it even if I have to work at 7:00 pm.
We do very similar to what bferris said and those before and after pics really help. Become a member of the apartment association. This helps get your foot in the door to others. We have been to meetings before and have several complexes. Can’t go wrong with the FREE DEMO. Every time we’ve gotten that far, we got the job. Aparments are easy because the are usually empty.

ThanksI have already had 3 complexes call me and I sent them out on Friday of last week. I visited one this morning and I landed the job. I’m visiting another tomorrow morning. I will also be doing follow up calls.
I threw these together for about $1 each. I put all my letters of recommendation, bid, and before and after pics inside.
Looks Great. We do a packet but the blue notebook looks good as well. I know corporate sells some nice folders as well.

Hey Neil are you hand delivering these packets or are you mailing them.
I’m hand delivering them to property managers that I mailed the letter to, but I would imagine you could skip the letter step and just visit complexes with the packets and it would work well.
