We have been asked to give a bid on a building that is about 98,000 sq.ft, and I really have no idea how to price a job of this size. Any suggestions would be great. Hope everybody is doing well!!

I have a tough time pricing commercial jobs as well. Can’t give you much advice on what price to charge, but can give you some food for thought when figuring your price. First, will you have to vacuum the carpet, or will they do that ahead of time? If you have to vacuum, that potentially doubles the price on a large commercial job like that in my book. Second, how long will you have to do this job? 98,000 sq ft is a lot, and do you have enough pads to do it in one day (if that is what they are requiring)? Will you have access to water at the building as the job will require a lot of solution and I’m assuming you probably don’t have enough jugs to accomplish this without refilling? Will you be working weekend/nights to clean when no one (i.e. employees) are around, or will you have to work with staff around and possibly getting in the way? What is their payment structure (at completion, 30 days, 90 days, etc). Finally, is this a one time shot, or is there a chance to make this a semi-annual or quarterly thing? We usually discount our price some depending on if we know we are going to be back or not (i.e $3,000 one time only, $2700 each semiannual, $2500 each quarter, etc.). Just some ideas and things to consider.Also, what is the building? Hotel? Business complex? Walmart? Some operators may have some advice depending on what it is. Overall, I would say to make sure you are compensated accordingly for your time and expenses. Seems like a lot of companies out there are willing to do commercial at DIRT CHEAP prices. Often times I wonder how they even make money with the prices they charge. If possible, find out what the customer’s main “hot button” is (price, outcome, value, overall customer service) and try and sell yourself accordingly. Also, if they are getting other quotes and have received some prior to yours, ask what the others are charging to see if you can even compete. Some times you will find out real quickly whether or not you are wasting your time. Good luck and let us know the outcome.

February 27, 2006 at 2:44 pm #145791schradbrParticipantWe find that each person can clean about 1,000 square feet per hour. As Dave said, if you don’t have to vacuum, that will come down.
The questions as to time of day and day of week are important considerations. As would the frequency of cleanings.
I’m going to assume that this is NOT going to be done all at one time
So, let’s figure that we’ll need about 98 man-hours to do the work. Further let’s assume that this will need to be done after business hours (say, starting at 6pm).
In that case, I would charge as little as $0.12 per square foot. This would total $11,760, or $120 per man-hour.
Of course, I wouldn’t start at $0.12 – I would start about 25% higher and negotiate down.

This is a casino and the sq footage is the gaming floor, it will actually need to be cleaned 4 times a month. We have figured everything out and are sending them a bid. We went with .10 a sqft. Looks very promising!

March 7, 2006 at 2:18 am #145795Va06ParticipantYou have to keep us updated on this! How many hours in 1 day will they allow you to work, and what time/day? Your price is very competative (.10 sq.ft.) Also, I agree with “blowenthal”, 1 man per 1000 sq.ft., give or take, at almost 100,000 sq.ft. would require 10 workers around 10 hours to complete, duh, given you have 10 buffers, sprayers, etc… if you get the account, I’m sure you’ve already consider the neccesities.
