A Indian casino is being built here,the company doing the job is owned by a friend of mine,the indians had the carpet laid early ,it is getting very dirty now,they want it cleaned,,now and when the casino opens,,it has 250,000 sq.ft. there is nothing to move in the building ,just carpet,,,,,not sure I could handle this ,but there is no time dead line to get clean…….any ideas on what to bid on a job like this ,or even how to bid it???????? 250,000 sf cleaned twice???

Looks like a good opportunity to look to neighboring HB operators for assistance if you feel you need help. As far as price goes, I would lean toward a lower per sqft price like 10 cents. (nothing to move and should be fairly open) I just bid 27,000 sqft (pretty dirty) at 15 cents with plenty of small offices, partitions and cubicals. I’m looking at 3 sets of equipment w/ a crew of 6 to complete in 10 hrs. or less.October 14, 2008 at 2:58 pm #152784Loren TurnerParticipantRandy, you CAN handle it. You’d be surprised what you can do when you have to. I had a 3 year run with one of the biggest Resorts on the East Coast, to make a long story short, it came down to Chem-Dry and us and WE WON! But I must say, Cody played a large part in helping me with my negotiations. It was 250,000 sq ft of common area carpet, 450 hotel rooms and 1,000 townehouses that had to be cleaned twice a year. Cleaning came to .08 sq ft, .03 sq ft for Protector, and .02 sq ft for Viral, Bacteria, Allergen Treatment. With the understanding that the Protector was to be applied to heavy traffic areas only. But I still got .13 sq ft for the space. The hotel rooms were $25 per room, open areas. The townehouses ranged between $45 and $55 pending on the size. When I first started the negotiations, I had 2 part-timers and myself. When it was all said and done, I wound up with 2 vans and 4 full-timers. The profit really came in with the extra charges. Spot cleaning, treatments, extractions, red-dye, ect….Anyway, I had a 3 yr run, they have new owners now and have their own team which isn’t really working out for them, since I stop in periodically. We are looking to restart in March back at the Resort. I am sure I could be of some help to you, but there are too many factors to put on the BB, so if you’d like, give me a call and I can go into more detail. Paperwork, how to keep track and other things that may help with negotiations. So gimme a call any time!

But I do want to be fair to them and myself.When they fire the gun to start cleaning , I will just have to have 4 days to start so I can order plenty 101..I always keep 2 gal. in van but that may not be enough. .10 pf would be fine . October 26, 2008 at 12:09 am #152786LewParticipantIf the account (casino) has the cash, which they do .15 is super fair. Fair, and cheap. I’ve charged .25 on commercial jobs with 8,000 square feet. They were very pleased with the results and said they would have paid more to get me in there. 10 cents a square foot is a price I hate to quote, but you’ll still make a fair amount of money doing that.
With how much square footage is there that will be a wonderful job regardless.

The facilities director said he’ll have the entire place vacuumed and the slot chairs pulled out and then pushed back in after I clean the path in front of the slots. Then I can hit the open spaces. I’ll be submitting the bid tomorrow and I’m putting it in for $.135 cents per and $.185 w/ SP. This is a onetime deal with potential for future work.

July 17, 2009 at 6:34 am #152789AnonymousInactiveI got an email from the casino today asking me what it would cost to steam clean it instead which is odd seeing that they have an in-house crew that steams cleans it. He knows we don’t do HWE, which is why he called me. So it sounds like he’s trying to get me down on price. I’m already at .115c per sq ft for 50,000. I’m not sure what to do. Something tells me he’s bluffing. Personally I think he had a few estimates but still wants to go with us and is trying to get me down. I’m almost 100% sure he doesn’t want to go with HWE. I think I might drop it to .105c per.
How many sq. ft. per hour can the average guy clean in a wide open job like this?

To answer your question on how much can an ave. Joe clean per hour, the 27,000 sqft bid I did that is listed above was completed in 4 hours. This calculates to 2250 sqft/hr. per two person team. Keep in mind that this was many offices and cubicals. In a more open area, 3000 sqft/hr should be reachable with a two person team. At .10, you will gross $300/hour.

Sorry I can’t help you with that question as I wrestle with it often. Biggest time factors for me on commercial jobs are soil level (yes, the obvious) and if I have to pre-vacuum carpet. You don’t have to vacuum, so I think you can make pretty good time. How readily available is a water source to mix solution? I had a large regular commercial job ask me for a HWE quote. I just doubled my regular price for them and told them why (increase in solution cost, increase in liability of people slipping due to wet carpet, mold issues, carpet resoils faster when people walk on it when it’s still wet, having to continually refill and empty extractor, etc.). Mine was a hi-rise though, so it is impossible to clean with truckmount and only fresh water/dumping spot is located on 3rd floor as opposed to every floor so it would involve MANY elevator rides.

August 29, 2009 at 3:50 am #152793AnonymousInactiveSo we got the contract to clean the 50k sqft Harrah’s casino here in town. I’ve been working on it for 2 weeks now with great results. I’ve estimated that it’ll take me a combined 12 days to complete. The nice thing is that they are allowing me to use their washing machines, a huge savings on energy detergent, and bleach. I ensure that I finish an hour before I must leave so that I can wash all my pads for my residential jobs and they are ok with it. I bid the job pretty low at .11c sqft. The only negative is that I have very limited hours that I can clean (between 2-10am) so I clean from 4-10am. On a possitive note, they assigned one of their “cleaning” employee’s to assist me. They work ahead of me moving slot machine chairs, blocking off small sections of carpet and vacuuming for me. Very nice!
I was approached by the president of the casino today as I was cleaning and he mentioned that he was impressed with my results. He called me into his office as I was leaving and asked me to submit a new 12 month contract to have us clean all 50k sqft every other month. I was gleaming I’m sure as I drove off to do my regular residential jobs. Good news in a time as these.
If you have a Harrah’s in your area, I would highest recommend getting in contact with the supervisor of the EVS department. Ask him if you can come in and do a demo (my demo sold the job). They clean using HWE with a very poor system and they get very bad results. If needed ask them to contact Joe Thomas of EVS at Harrah’s Ak-Chin Casino in Maricopa, AZ.
