    Anyone have difficulties with some property managers understanding our system? We come across this every now and then. Usually we can educate them so they understand, but if that doesn’t work, the results normallly finish the job for us. Unfortunately, we have one maintenance manager that is “fighting” us (can’t fix stupid?). The main property manager loves the results, the residents of the building are happy with the work, but the maintenance manager feels more can be done even though we have met every expectation they have asked of us (in/out quickly and quietly with no drama, and carpet is staying cleaner longer than it did with previous cleaner). We have them on maintenance schedule and next month is our next cleaning. Amazingly they have construction going on with the AC/vents in the building on all floors and the carpet is staying cleaner longer with us even with this constant construction. Just looking for some more ideas on how to win over the tough customers when it comes to bonnet cleaning vs extraction. Been doing this for a while, but maybe my “goto’s” are getting stale. FYI, building is 32 story highrise and previous cleaner was chemdry (using portables).

    Is the maintenance manager the one who makes the call of who cleans the carpets or is he just trying to persuade the one who makes the decision?
    If he doesn’t make the decision spend more time with the one who does. Show them your Letters of Recommendations, before & after pictures, and customer comments from evaluation cards! You need to convince them that you’re the one and only “Mr Clean”. (Well maybe you need my haircut) Ha
    If he is the guy who makes the final decision, ask him point blank “From what I’m hearing, everyone else wants Heaven’s Best because… (state all the reasons). Why are you so against it? If there is something I can do better, or something I don’t know, please, educate me?
    Then if the guy’s a real jerk, Stay calm!!! “Okay, I’m been in business for ___ years. I have a cleaning satisfaction rate of ___%. The carpets are dry in 1 hour. I personally know I do a matter job! What does God or I have to do to prove it to you?

    I’m not there, so with what you’ve written, this would be my approach.
