OK.. I have the opportunity to possibly start cleaning for an apartment complex.. I need some insight from people currently doing this as well.. They want me to be a one stop shop meaning Cleaning, repairing, dying, patching etc.. Im trying to figure out the pricing for each option.. How do you price apartments? Do you give a studio price, a 1 bedroom price and so on?? Any help would be greatly appreciated.
September 3, 2010 at 7:31 pm #154573Ca22ParticipantGood luck with getting this account. It is very common for apartments to want a one stop shop for the carpet needs. The good news is that we have the ability to be that company. I know that there are some tutorials that are now on the site for some minor repairs and carpet dye. If you have the tools and the dye it is a good time to get some practice. We have been servicing apartments for 10+ years now. I take it for granted all of the repairs that we do. Most of my employees are proficient at most repairs within the first 1-2 months. If you need more hands on training the take a class on repairs. The carpet dye is not worth taking a class. Johns tutorial is just as good as any class I have ever sat in on. You walk away confused and they tell you to get some scrap carpet and practice on your own. This is where you actually learn to dye. For the most part just remember Violet is the color to turn bleach back to tan. This is the color we use 95% of the time in apartments. The Apartments are going to want you to handle flood work as well. This is usually small leaks and over filled sinks. They have classes on this as well. What area and state are you in? As far as Pricing goes give me your fax, or email and I will send you mine. This can give a good guide to what we do. Apartments are a numbers game. You don’t make much on each one, but they add up fast. The carpet cleaning has the smallest margins. The repairs, wax, red stains, and small floods is where you really make the profit.

September 4, 2010 at 8:25 pm #154575KY13ParticipantI clean for a couple of apartment complexes in my area. I agree with Gregg; not much money but they add up fast. I do atleast 2-3 jobs a week for these complexes. Best part is no advertising cost and the apartments are always vacant. Come and go as you please; I love that. Wish I had more apartment complexes to clean for. Average cost per apartment is $80-$90.

The carpet cleaning is going to be less then what you are getting Evan but I will make it up in the extra costs like dying, repairing and pet enzyme.. Im hoping this will get me through the cold months.. Being so new in the business Im having to take what I can get at this point.. LOL..
August 1, 2011 at 2:36 am #154577Linda OrrKeymastermy biggest problem is the difference in cleaning for the tennant who is moving out or the property manager/owner. The tennant wants the cheapest job but the owner wants the best job. I now just do whatever the person who is paying for the cleaning wants done.
August 1, 2011 at 2:42 am #154578Linda OrrKeymasterBTW, for the move out tennant I usually offer what I callan economy clean. It is the most basic clean that will get them there deposit back. I charge more by the hour. One hour $95. If they have special stains that they are responsible for I give I tell them the extra cost. I usually get these simply because most carpet cleaners have a minimum of $100 or more.

I have one trailer park that I do all move outs for a set price. It is very low, $68.00 but they are always very clean and only take about 45 minutes. Great people to work for.
August 2, 2011 at 2:53 am #154580AnonymousInactiveMy apartment rates are $75 for one bedroom, 85 for two, 95 for three, and 105 for four. I have eight separate complexes I do exclusively. Major stain removal is extra.
