    Hi Everyone, I was wondering if anyone has a contract that they use for apartments that I can use or get an idea from. Thank You,

    We’ve never had to use a contract with property management companies for apartments. Typically, you’ll agree to rates and they’ll call you when service is needed. There really isn’t a need for a contract.

    When your service is completed at the job site, you have the on-site manager sign your invoice detailing the charges, you keep the original signatured invoice and give them the copy, and that is your contract.

    I think if you ask for a contract with property manager, they will shy away from you. I agree with Jeremy, quote your prices, promise prompt and quality work, and maybe ask to do one free of charge to show what a great job you’ll do.

    When I first started, one of the things that got me in was a promise of same day service but couldn’t promise a specific time in those instances. They appreciated that and usually gave me a try. Once they find out you do great work, they will be willing to wait if they need to.
