    I have never bid out this much carpet, just wondering if anybody has any input. I had to ask the lady twice to make sure she didnt mean 2800 sq. ft. This is a huge undertaking, I work alone and this will take several weekends or nights being that it is a courthouse and the only time i can work is on weekends. I figure seven days total if i can knock out 4000 sq ft a day. If anyone has any input on sq. ft rates I would greatly appreciate. 😯

    Will there be things to move, if so will they move them out or will you have to?
    Will they have protector applied or not?

    Yesterday I cleaned a Church, my 16 yr old son did the pre vacuuming and I cleaned. 3,595 sf $360. plus $64. for protector applied only by the kitchen area. Three hours and fifteen minites. DONE (They removed almost everything.)
    I charged ten cents a sq ft. for cleaning and also ten cents a sq ft. for protector, $100. an hour.
    I do clean this Church twice a year.

    We have cleaned large areas ranging from 4K-40K sqft. Here are a couple of examples regarding pricing; Local Airport (high traffic)40K+ sqft @.18 with protectant in entry areas. Dealership (qtrly cleaning) approx 4K sqft @/.16 includes protectant (they also have us clean chairs @$10/pc while we clean carpet). I usually try to average $750-$850 daily rate (5hrs/two tech crew). We have a small handful of accounts we bill at the rates listed above. These are companies looking for quick dry, quality and reliable service.

    I try to generate $75 to $100 per man hour. If you can knock out 4000 sqft in 8 hours, you will want to bid about .20 per sqft. I have never cleaned for less than .20 sqft. {.15(clean) .05(protect)} and this is for churches. I can generate at least $75 per man hour(techs) at this price.
    I would hire a couple of good high school/college students to pre-vac and gopher. I just completed a $1500 job, 6500 sqft, 2 trucks, 2 techs, 4 teenage helpers, in 5 hours. Keep in mind we had over 50 cubicals w/ heavy industrial soil. Gordon has a very good point. How much junk will you have to move? Make sure this question is answered B4 you submit the bid. You may want to find your closest HB neighbor to help. I am driving 3 hrs next Sat. to help on a 8000 sqft library. Sorry, too far to Co.

    Laura, Brian, Gordon – Thanks for input. There will be no furniture to move, just walkways. Found out today there is a tile/carpet mix throughout building which will bring sq. ft. down. I like the the idea of protector included for entries, I will include that in bid. All family members have been put on red alert should I get the job, so plenty of help there. I think I will probably bid the job out at .15 sq. ft., but will also include a bid for some office chairs, (new brother in law will need something to do). Thanks.

    Just out of curiosity, could you share how many pads you used on that 6,500 sq ft job? Or did you have someone take dirty pads and launder them and return?

    Dave, I used approx 50 pads total, about 20 reg green w/ dirt-napper and 30 wooven turf to finish. I have, in my two trucks, at least twice that many.

    Bid to high=don’t get the job.
    Bid to low=left money on the table.
    ASK them what you need to bid to get the job!!! If thats to low then you can pass.

    I bid on a 100,000sf dshs bldg. Estimated that 60% would be carpet. I asked and was told that the janitoral co. was bidding at .07 per sf–so I bid .069. After doing 1 floor, the job was pulled from me. The janitoral co. was making waves.
